Franklinton, the Washington Parish seat, is a town of 3,662 with the Bogue Chitto River on its western edge. Founded in 1819 as Franklin, the town took its current name in 1826. Its economy is based heavily on agriculture and forestry, in a parish built on extensive pine forests. Turning wooded acreage near town into a homesite or pasture starts with land clearing.
Downtown Franklinton sits about 27 miles up LA 25 from Covington, where we are based. The highway passes through Folsom, then crosses the Bogue Chitto into town on the Chess Richardson Bridge. Many residents commute south into St. Tammany Parish for work; our equipment makes the trip the other way. W2 Commercial Construction is licensed (LA State Lic# 78829) and fully insured, and estimates in Franklinton are free.
Just south of town, off LA 25, the lodge at Bogue Chitto State Park overlooks a 90 foot bluff. The park's land runs from upland and bottomland hardwood forest to small streams and cypress tupelo swamps. Whether a tract holds pine or hardwood, our dozer and excavators take the trees down and grub out the stumps. Where you want the hardwoods kept, forestry mulching turns the brush and saplings beneath them into mulch.
Past the Washington Parish Fair Grounds, LA 25 leaves town and follows the river's east bank toward Clifton. From Covington to the Mississippi line, the highway runs through rural hilly terrain. Once the trees come off a slope, bare dirt can wash out in a hard rain. Our grading shapes the cleared site to carry runoff around the pad and the drive.
On a cleared homesite, we build and compact the house pad, then pour the slab if the job includes it. Our own dump trucks haul in the fill, and you can order fill dirt by the truckload on its own. Outside town limits, parish rules keep fill material off any AE Floodway building site. Before the first truckload, ask the parish permit office at 203 11th Avenue which flood zone your lot is in.
For access, we lay gravel and limestone driveways and set a driveway culvert where the drive crosses the road ditch. Outside town limits, a drive onto LA 25, LA 10 or LA 16 needs approval before it is built. Those are state highways, so the State DOTD and the Parish Director of Public Works both approve it. A drive onto a parish road needs the Director's approval; inside town limits, check with the Town of Franklinton.
